If you let residential property in England, electrical compliance isn't optional and hasn't been since 2020. I handle the full certificate set for Bristol landlords: the EICR, PAT testing for anything you supply, and alarm checks, bundled into one visit wherever the property allows, with the paperwork emailed to you and your agent the moment I've signed it off.

What the law requires of landlords in England

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require a satisfactory EICR for every tenancy, renewed at least every five years, with a copy given to tenants within 28 days of inspection and to new tenants before they move in. If the report comes back unsatisfactory, remedial work must be completed within 28 days (or sooner if the report says so), with written confirmation to the tenant and, on request, the council. Councils can fine up to £30,000 per breach. The landlord certificate guide covers the regulations clause by clause; this page is for getting it done.

The certificate bundle: one visit, everything current

Most rentals need three things kept in date: the EICR on its five-year cycle, PAT testing on landlord-supplied appliances, and working smoke and CO alarms that meet the 2022 alarm regulations. Booking them separately means three access negotiations with your tenant. I do them as one visit, one invoice, one email with everything attached.

One visit, everything current

Send the property address and what's due — EICR, PAT, alarms — and you'll get one combined written price and one PDF pack for your records or your agent.

Landlord pricing

These are estimates, not quotes. Final costings always follow a free site inspection — and jobs often come in under the estimate, never over without you agreeing it first.

Property EICR EICR + PAT + alarm check
1–2 bed flat £200 from £200
2–3 bed house £200 from £200
4+ bed house quoted per property

Indicative ranges, not quotes; confirmed in writing before booking. PAT is priced per item and bundled into the same visit wherever possible.

For letting agents

One point of contact, block bookings across a portfolio, certificates named and filed the way your system wants them, and a renewals list so nothing lapses on a property you manage. If you're currently chasing three different contractors for three different certificates, that's the problem I remove. Send me the portfolio size and I'll come back with how I'd run it.

How fast can you turn a certificate around?

The report and certificates are normally with you within one working day of payment. If you're up against a new tenancy date, say so; pre-tenancy deadlines get priority.

Can you handle several properties in one visit?

Same building or same street, usually yes, and it's cheaper for you. Across town, I'll schedule them as a run over consecutive days.

Do you send renewal reminders before certificates expire?

Yes. Every certificate I issue goes on a renewals list, and you get an email well before the five years is up. Lapsed certificates are how landlords meet their council's enforcement team.

What customers say

My reviews live on Which? Trusted Traders, where every review is checked to confirm it came from a genuine customer. A few, in their own words:

★★★★★
Tony was really helpful, friendly and a professional service. Explained everything in a way I could understand. Left everything clean and tidy and a fantastic job done, at a great price.

★★★★★
Tony checked our electrics, which unfortunately turned out to be well past their sell by date, requiring a full rewiring of the house whilst we lived in the house! […] Communication and advice was great, and would recommend him highly.
